Ryman Retirement Village Invercargill

Ryman Healthcare provide the full range of aged care services at the Rowena Jackson retirement village in Invercargill.

The retirement village underwent a floor plan change two years ago which involved moving the fire walls in two of the main buildings, with one of the two buildings affected being a dementia ward and the other being the end of life care. 

The buildings both had new fire walls constructed and lined, leaving hundreds of timber penetrations in the ceiling cavities without any passive fire stopping.

With the project located in Invercargill there is limited availability of contractors for passive fire stopping.

  • Completion of a long-term project

 

Challenges

Compliance - Increasingly stringent building requirements (NZBC)

Complexity - Completion of works with minimal disruption was key, with one of the two affected wings being a dementia, the other an end-of-life care ward. Work areas where tight, access & egress to the ceiling spaces was extremely limited.

Time constraints - Timely completion was paramount to ensure the safety of the occupants. The project had already been delayed, one factor being that Invercargill has limited availability of contractors. To finish the job quicker they decided for spray application, bringing the overall installation time down to 6 days.

Health & Safety - Most of the access hatches to the six seperate ceiling spaces were located in the corridor of a live building. Health & Safety of the occupants was priority, access ladders had to be removed to not impede throughfare. Proper pump placement was essential due to noise and possible obstruction. Leaving the pump outside and feeding the hoses to the inside, eliminated these concerns.

Live building - Due to the facility being in full operation it was critical to complete the project with minimal impact to the residents with the biggest benefits of the system being low noise, low odour and speed of application when sprayed.
